ScopeSnap
A photo-and-voice tool that turns extra field work into a signed, priced change order in under two minutes.
Idea
A photo-and-voice tool that turns extra field work into a signed, priced change order in under two minutes. A contractor snaps a photo of the extra work and records a 20-second voice note describing it. ScopeSnap transcribes the note, drafts a priced change order using the contractor's own labor and material rates, and sends it to the client by text or email for an e-signature on the spot, before the crew packs up.
Market gap
Small residential and light-commercial contractors lose extra-work billing constantly, not because clients refuse to pay, but because nothing gets written down while the memory and the goodwill are fresh. Research from Dodge Construction Network and Clearstory found 77% of specialty contractors have written off change order work as bad debt, and 83% say the change order process hurts their cash flow (see Sources). The tools built to fix this, Siteline and Clearstory, are sold to commercial general contractors and specialty trade subs on formal multi-party jobsites, with per-project platform fees and $1,000 to $5,000 onboarding. Full residential project management suites like Buildertrend run $300 to over $1,000 a month and require adopting an entire scheduling and budgeting platform just to get a change order module. Neither fits a 2 to 8 person remodeling crew that just needs to document one thing fast: what changed, what it costs, and get it signed before the homeowner's attention moves on. The status quo for that crew is still a carbon-copy paper ticket or a text message, both of which evaporate as evidence the moment a dispute starts. Timing: JobTread and other lightweight alternatives are actively absorbing the wave of small builders leaving CoConstruct after its 2026 retirement, proof this segment is shopping for software right now, but shopping for full suites, not a fast capture tool.
Total Addressable Market (TAM)
Bottom-up, US only:
- Base population: 127,394 residential remodeling firms in the US (NAICS 236118, 2020 Economic Census, U.S. Census Bureau).
- NAHB's remodeler membership survey puts the median remodeling company at 5 employees, and over 80% earned under $5 million in 2024 revenue, confirming this population is overwhelmingly small crews, ScopeSnap's target (Eye on Housing / NAHB, 2025).
- Anchor ACV: the Crew tier at $79/mo x 12 = $948/year.
- TAM = 127,394 firms x $948 = $120.8M/year.
SAM: assume half of these firms take on renovation or addition work above roughly $20,000 in project size, where scope changes are common enough to need a tool (vs. small repair-only outfits where change orders are rare). That is 63,697 firms x $948 = $60.4M/year.
SOM: a realistic 24-month capture target of 1,000 paying customers, blended across tiers at an average $800/year ACV (mix of Starter, Crew, and Team), for roughly $800,000 ARR. That is about 1.6% of SAM, in line with early-stage vertical SaaS penetration.
Monetization strategy
Flat monthly SaaS subscription per contracting company, tiered by crew size. The contractor pays, since they are the one recovering revenue that would otherwise be written off. Retention comes from the rate sheet and project history living in the tool: once a company's labor and material rates are set up and its change order history accumulates for job costing and disputes, switching cost rises every month.
Pricing strategy
- Starter, $39/mo: 1 user, unlimited change orders. Entry point for solo contractors and handymen.
- Crew, $79/mo: up to 5 users. The anchor tier, sized for the median 5-employee remodeling company NAHB reports.
- Team, $149/mo: up to 15 users, for multi-crew remodelers and light-commercial GCs.
All tiers include unlimited change orders and e-signatures. No per-project fee and no onboarding charge, the direct contrast with Clearstory's platform-fee model and Buildertrend's revenue-tiered pricing.
Lead magnet
A free, no-signup Change Order Generator web tool. A contractor types in a scope description and their rate, and gets an instant, properly formatted change order PDF they can text to a client right away, no account required. It proves the core value, a fast, professional-looking change order, before asking for a signup.
Social proof that the problem exists
- Dodge Construction Network and Clearstory's joint research: 77% of specialty contractors have written off change order work as bad debt, and 83% say the change order process negatively impacts their cash flow (https://www.clearstory.build/construction-blog/change-order-management-for-specialty-contractors). Shows the scale of the write-off problem industry-wide.
- U.S. House Committee on Small Business, joint hearing "All Work and No Pay: Change Orders Delayed for Small Construction Contractors," May 25, 2017 (https://www.govinfo.gov/content/pkg/CHRG-115hhrg25498/html/CHRG-115hhrg25498.htm). Congressional testimony documents small contractors financing change order work out of pocket, some waiting over a year for payment, straining cash flow and bonding capacity.
- Contractor Talk forum thread, "Client refuses to pay on verbal change" (https://www.contractortalk.com/threads/client-refuses-to-pay-on-verbal-change.20022/). A working contractor describes losing payment for extra work because it was never captured in a signed change order, and other contractors respond that this is a routine, recurring problem in the trade.
- Contractor Talk forum thread, "Change orders" (https://www.contractortalk.com/threads/change-orders.11309/), where contractors trade the same recurring advice: get every change order signed and paid before work starts, because informal agreements keep costing them money.
Competitors
- Siteline: subcontractor billing and change order tracking for commercial specialty trade contractors, built around pay applications on large jobsites, sold to companies already running formal AIA-style billing.
- Clearstory: a change order and T&M tag network connecting owners, GCs, and specialty subs on commercial projects, tiered pricing plus a per-project platform fee, $1,000 to $5,000 typical onboarding cost.
- Buildertrend: full residential construction project management suite (scheduling, budgeting, client portal, change orders as one module among many), priced $300s to over $1,000/month based on company revenue.
- JobTread: full project management suite positioned as the lighter, cheaper alternative to Buildertrend and the retiring CoConstruct, but still a complete platform switch covering estimating, scheduling, and job costing.
- Paper carbon-copy T&M tickets and text messages: the real incumbent for most solo and small-crew contractors, still explicitly what Clearstory's own marketing targets for replacement.
What competitors offer now
Siteline and Clearstory both digitize the commercial change order workflow (T&M tag creation, owner-GC-sub approval chains, payment app integration) but require a formal multi-party jobsite and enterprise-style sales and onboarding. Buildertrend and JobTread bundle change orders into a full project management suite: scheduling, selections, budgeting, client communication, at a price and setup effort that assumes the contractor is ready to run their whole business inside the platform. None of them offer a standalone, install-in-five-minutes tool that just captures and prices one piece of extra work from a phone in the field and gets it signed before the crew leaves the site.
What can be done differently to attract customers
Do one thing extremely well: capture, price, and get a signature on extra work in under two minutes, from a phone, with no new system to learn and no existing tools to rip out. Lead with the free Change Order Generator so a contractor's first experience is a finished, professional PDF in their hands with zero signup friction, then convert them once they see it save one real dispute. Distribute through the same trade forums and Facebook contractor groups where the pain shows up daily (Contractor Talk, JLC Forums, local trades associations), not enterprise construction-tech sales channels.
